Which property tax applies where you are buying

In shortThe tax follows the property's location: SDLT in England and Northern Ireland, LBTT in Scotland and LTT in Wales.

An officer at a Welsh prison who buys over the border in England pays SDLT, not LTT. Pick where the home is in the free calculator and it estimates the right tax for the price it works out.

The tax at prices a prison officer's pay might reach

In shortAt 4.5 times contracted pay with a 10% deposit, no example pays SDLT as a first-time buyer, and only the highest passes the £225,000 LTT nil band.

The table works out an illustrative price for each band (a 4.5 times loan divided by 0.9, so the deposit is 10%), then the tax on that price. These are illustrations, not budgets: lenders set their own multiples.

England and Northern Ireland: SDLT and first-time buyer relief

In shortFirst-time buyers pay no SDLT up to £300,000, but every joint buyer must qualify and the relief disappears above £500,000.

  • Standard rates0% / 2% / 5%To £125,000 / to £250,000 / to £925,000
  • First-time buyersNil to £300,0005% on £300,001 to £500,000

GOV.UK says you and anyone you buy with must all be first-time buyers to claim the relief. A couple where one partner has owned a home before pays standard rates.

Our first-time buyer guide covers First Homes (England only, 30% to 50% off, income up to £80,000 or £90,000 in London) and shared ownership in detail.

Wales: Land Transaction Tax and Help to Buy Wales

In shortLTT is nil to £225,000 for any main home, and Help to Buy Wales still offers equity loans on new-builds until 31 March 2027.

HMPPS prisons in Wales, including HMP Berwyn, HMP Cardiff and HMP Swansea, pay on the National zone of the England and Wales tables. HMP Parc is run by G4S on its own terms.

Help to Buy Wales: how it works
You provide at least a 5% deposit, the scheme lends up to 20% of the price as an equity mortgage, and a repayment mortgage covers the rest.
Help to Buy Wales: eligibility
A new-build home from a registered builder, maximum price £300,000; you must fund at least 80% through a repayment mortgage and deposit. Applications must be submitted by 31 March 2027.

Scotland: LBTT, first-time buyer relief and Scottish schemes

In shortLBTT's first-time buyer relief saves up to £600, and Scotland runs its own help schemes instead of England's.

Revenue Scotland's residential bands are 0% to £145,000, 2% to £250,000, 5% to £325,000, 10% to £750,000 and 12% above. Scottish Prison Service officers are paid on SPS scales, so the table uses SPS salaries from 1 April 2026.

The Lifetime ISA in 2026, and the planned First Time Buyer ISA

In shortThe Lifetime ISA is still open, and HM Treasury says it stays open until a new First Time Buyer ISA is available.

HM Treasury consulted from 22 June to 18 August 2026 on a new First Time Buyer ISA, to be offered in place of the Lifetime ISA.

The consultation says that until then you can still open a Lifetime ISA and keep saving under the existing rules. No launch date was given on the page we read.

Lifetime ISA rules for a first home (GOV.UK)

  • Open it at 18 or over and under 40; pay in up to £4,000 a year until 50.
  • The government adds 25%, up to £1,000 a year.
  • The home must cost £450,000 or less.
  • Buy at least 12 months after your first payment in.
  • Use a conveyancer or solicitor, and buy with a mortgage.
  • Withdrawals for other reasons before 60 lose 25% of the amount withdrawn.

Schemes that have closed

In shortHelp to Buy equity loans have closed in England and the Help to Buy ISA is closed to new savers.

Old articles still describe the closed schemes. If a website suggests a scheme, check its status on GOV.UK, gov.wales or mygov.scot before you plan around it. We did not find a scheme for prison officers specifically.

  • Help to Buy: Equity Loan: GOV.UK says you can no longer apply for properties in England.
  • Help to Buy ISA: you can no longer open one; existing holders can keep using theirs.
  • Help to Buy Wales: still open, but applications must be in by 31 March 2027.

Saving the deposit and the cash for fees

In shortPayment Plus is a better fit for the deposit than for stretching the loan, and the deposit is not the only cash you need.

The overtime to deposit calculator does the sums with real tax on Payment Plus. Our guides on overtime and mortgages, new officers and how much you can borrow cover the loan side.

  1. Set a target price from your contracted pay, not including Payment Plus.
  2. Add the property tax for the nation you are buying in (often nil for first-time buyers at these prices).
  3. Add legal, survey, mortgage and moving costs from written quotes.
  4. Work out how many months of saving and extra hours that takes.
  5. Move extra-duty pay to savings on payday, before it is spent.

Mistakes to avoid

In shortMost tax surprises come from the wrong nation's rules, a partner who has owned before, or prices just over a threshold.

Your conveyancer will confirm the tax on your purchase. For the wider picture, see our prison officer mortgage guide.

Do not

  • Assume LTT has first-time buyer relief, or that England's £300,000 band applies in Scotland or Wales.
  • Forget that one buyer who has owned a home anywhere in the world removes SDLT first-time buyer relief for the purchase.
  • Plan around a closed scheme or one with a deadline you will miss.
  • Spend your fee money on the deposit.

Frequently asked questions

Do prison officers pay stamp duty?

Yes, on the same rules as everyone else; there is no exemption for prison staff. In England and Northern Ireland first-time buyers pay no SDLT up to £300,000, and at the prices a single officer's pay usually reaches, many first purchases pay none.

Is there first-time buyer relief in Wales?

No. Land Transaction Tax has no separate first-time buyer relief, but its nil band is £225,000 for anyone buying a main home, so many first purchases still pay nothing. Above that, 6% applies on the portion to £400,000.

How much LBTT does a first-time buyer pay in Scotland?

First-time buyer relief raises the LBTT nil band from £145,000 to £175,000, a saving of up to £600. On a £200,000 home a first-time buyer pays £500 against £1,100 for other buyers.

Is Help to Buy still available?

Not in England: GOV.UK says you can no longer apply for a Help to Buy equity loan there, and the Help to Buy ISA is closed to new savers. Help to Buy Wales is still open for new-build homes up to £300,000, with applications due by 31 March 2027.

Can I still open a Lifetime ISA?

Yes. HM Treasury has consulted on a First Time Buyer ISA to replace it, but says that until the new product is available you can still open a Lifetime ISA and save under the existing rules: up to £4,000 a year with a 25% bonus.

Are there schemes just for prison officers?

We did not find one. Some English councils prioritise key workers 'as defined by the council' for First Homes, so ask your council whether prison staff count. Otherwise officers use the same schemes as other buyers.

What if I already own a home?

First-time buyer relief does not apply, and buying an additional home usually triggers higher rates: a 5% surcharge on top of SDLT in England and Northern Ireland, the Additional Dwelling Supplement in Scotland and higher residential rates in Wales. Replacing your main home can be treated differently, so ask your conveyancer.

Which tax applies if I work in Wales but buy in England?

The tax follows the property. A home in England means SDLT, even if you work at a Welsh prison. Choose where the home is in the free calculator to see the right estimate.
