The short answer, band by band
In shortMultiply your contracted pay by an income multiple for a rough ceiling, then check the monthly payment against take-home pay.
- Band 2 OSG£142,9254.5x, National
- Band 3, pay point 1£157,1764.5x, National, 37h
- Band 4£185,9764.5x, National, 37h
- Band 5, pay point 1£202,0504.5x, National, 37h
Contracted pay here means base pay plus the unsocial hours allowance plus any committed hours, as published in the PSPRB 2026 tables for England and Wales. It excludes Payment Plus and market supplements, which lenders treat differently.
Every figure on this page is an illustration from the same model as the free calculator. None is an offer or a forecast of what a lender will approve.

In shortCounted income times a multiple gives the loan; the deposit sets the price; the payment and stress test show whether it fits.
- Income multiple
- Lender policy, not law. It varies by lender, income, deposit and over time.
- Affordability assessment
- FCA rule MCOB 11.6 requires lenders to use net income and your committed and essential spending, and to test the effect of interest rate rises over at least five years.
- Take contracted pay for your band, pay point, hours and zone from the published tables.
- Decide what share of Payment Plus or a supplement to add, if any (see our overtime and mortgages guide).
- Multiply by an income multiple; we show 4, 4.5 and 5 times.
- Add your deposit to get a price range.
- Work out the monthly payment over 25 years at 5%, and again at 8%, then compare both with take-home pay.
Worked example: a Band 4 supervising officer
A National Band 4 officer on 37 hours has £41,328 of contracted pay. At 4 times that is £165,312, at 4.5 times £185,976 and at 5 times £206,640. With a £20,000 deposit, the 4.5 times figure points to a price of about £205,976.
The payment on £185,976 is about £1,087 a month at 5% and £1,435 at 8%, against modelled take-home of about £2,623. Our Band 4 pay guide has the full pay picture.
National zone: illustrative borrowing by band
In shortOutside London, illustrative borrowing at 4.5 times runs from £142,925 for an OSG to £223,200 for a Band 5 at pay point 3 on 39 hours.
The last two columns show the payment on the 4.5 times loan at 5% over 25 years, and that payment as a share of modelled take-home pay (2026/27 rUK tax and NI, alpha pension, no student loan).
Reading across the table, pay progression matters too: Band 3 pay point 3 on 37 hours (£36,778) supports about £8,325 more illustrative borrowing than pay point 1. Lenders normally use the point you are on today, so a progression due soon is worth mentioning but not relying on.

Outer and Inner London
In shortLondon pay is higher by a fixed cash differential, which lifts illustrative borrowing, but London prices rise much further.
Outer London covers Belmarsh, Downview, Feltham, High Down and Isis; Inner London covers Brixton, Pentonville, Wandsworth and Wormwood Scrubs. Our London pay guide has the full tables.

Contract hours: 37, 39 or 41
In shortAt Band 3 pay point 1, moving from 37 to 41 hours adds £4,406 of contracted pay and £19,827 of illustrative borrowing.
Committed hours are contracted pay, so lenders should treat them as salary if you can show them in a contract or HR letter. The table shows the National figures; our contract hours guide explains the trade-off in time and pension.

Monthly payments and the share of take-home pay
In shortOn a 4.5 times loan, a 8% rate would take a large share of modelled take-home pay for every example.
The free calculator's default stress buffer is 3 percentage points, so the table repeats each payment at 8%. The regulator's own minimum is a test over at least five years assuming at least a 1 point rise.

In shortDebts and student loans lower what a lender offers; a steady Payment Plus record and a bigger deposit can widen your options.
Check your take-home first with the salary calculator, and see take-home pay by band for the full picture.
- Student loan repayments reduce take-home pay; GOV.UK says lenders may consider them in affordability checks. See our student loan guide.
- Credit cards, car finance, childcare and maintenance payments all reduce the result.
- A bigger deposit lowers loan-to-value, which can open cheaper products; the overtime to deposit calculator shows how long it takes.
- A documented Payment Plus record may add borrowing with some lenders.
- Pay progression and future awards help later, but lenders normally use current pay.
Scotland and Northern Ireland
In shortScottish and Northern Irish officers are paid on separate scales, so use your own salary; the same illustrative multiples apply.
SPS figures are from 1 April 2026 on a 35-hour week. The NIPS range is from a Department of Justice advert that marks it as under review. Scottish income tax differs, and the calculator's take-home figures use rUK rates, so enter your salary as a custom figure there.

Frequently asked questions
How much can a prison officer borrow for a mortgage?
It depends on the lender, your outgoings and your deposit. As an illustration, 4.5 times contracted pay gives about £157,176 for a National Band 3 officer at pay point 1 on 37 hours, £185,976 at Band 4 and £202,050 at Band 5 pay point 1. These are not offers.
How many times my salary can I borrow?
There is no fixed number. Many illustrations use 4 to 4.5 times, and some lenders go higher for some borrowers, but the Bank of England limits lending at 4.5 times income or more to 15% of new mortgages market-wide. Affordability checks decide the final figure.
Does a London prison officer borrow more?
On the same multiple, yes, because London pay is higher. Band 3 pay point 1 on 37 hours is £40,876 in Inner London against £34,928 nationally. London house prices are much higher, so the gap in what you can buy usually widens.
Do 39 or 41 hour contracts increase borrowing?
They increase contracted pay, which lenders should treat as salary if it is in your contract. At Band 3 pay point 1 nationally, 41 hours pays £39,334 against £34,928 on 37 hours, about £19,827 more borrowing at 4.5 times.
What would the monthly payment be?
On a 4.5 times loan for Band 3 pay point 1 (£157,176), about £919 a month at 5% over 25 years, or £1,213 at 8%. Use rates you have actually been quoted.
Can an OSG get a mortgage?
Yes, on the same basis as any employee. A National Band 2 OSG's contracted pay, including the 25% unsocial hours payment, is £31,761, about £142,925 at an illustrative 4.5 times. Overtime is variable, so lenders decide how much to count.
Does Payment Plus increase how much I can borrow?
Only if the lender counts it. At Band 3 pay point 1, 12 hours a month adds £3,312 a year; counted in full at 4.5 times that is £14,904 more borrowing, and counted at half it is £7,452. Some lenders may count none, so plan on contracted pay first.
Is this mortgage advice?
No. These are illustrations from published pay tables and a standard repayment formula. A regulated adviser can recommend a product for your circumstances; check them on the FCA Register first.
